No two probate houses are the same. Families need different services when it comes to either keeping the probate house, renting the house, or selling their inherited house. The services me and my team provide are centered around the needs of my clients.

Turn-Key Service

We met an out-of-town personal representative at her cousin’s house. Her cousin passed away and she was the sole beneficiary of the estate. The house was in fair condition as far as the roof and Heating, Ventilation & Air Conditioning. The problem was the house was full to the brim, busting at the seams with personal belongings. To add to the difficulty, the personal representative lived out of state and was there for only a short time. We met for the brief time and together we generated a plan to meet her goals and expectations. Her goal was to sell the house at the highest possible price point. We had our team of estate sale experts review options for the personal representative. She elected to sell the personal property in the estate and we got to work on getting the house ready for market.

This involved new flooring, fresh interior paint, landscaping beautification, and newly installed fencing. She trusted me and my team with carrying out everything that was necessary to get the highest price for the house. We met with all of the contractors on her behalf and got several quotes from each of them. These were presented to the personal representative. She selected the vendors of her choice and they started work on the house. We were able to videotape the progress of each of these projects. We showed these to her and she provided feedback to each of the projects as they progressed. She even gave the house painters a few tips on how to paint!

We put the house on the market. The feedback we got from the buyers was that there was a lingering smoke smell in the house. We resolved this issue with special air treatment. And, wella, the house went into contract the very next day. The house broke sales records in the neighborhood and was a great success. We call this service, the turnkey service.

Another house did not need turnkey service. Instead, uninvited guests were living in the house. Some houses can sell with tenants living in the property. They are sold as a “package deal”. But in this case, the uninvited guests were not paying for anything in the house. We worked with the probate attorney to convince the guests to move, cleaned the property, and put it on the market.

For some odd reason, the contractors working on getting houses ready for market Greatly Vary in pricing. We had a house on the market and we got buyers to place an offer on it. They got a pest inspection done on the house. The pest inspector wanted close to $30,000. We were able to work with our seller favorable pest inspector and get the SAME WORK done for less than 10% of the original quote.
